Director of Capital Projects

Description

Brooklyn Academy of Music (BAM) is a multi-disciplinary arts center located in Brooklyn, New York. For more than 150 years, BAM has been the home for adventurous artists, audiences, and ideas—engaging both global and local communities. With world-renowned programming in theater, dance, music, opera, film, and much more, BAM showcases the work of emerging artists and innovative modern masters.

 

BAM is currently seeking a Director of Capital Projects! The ideal candidate will oversee BAM’s capital projects and construction portfolio, details related to capital projects to complete construction in a cost-efficient and timely manner. Ensure communication flow with BAM’s executive staff and the Board of Trustees by providing regular updates. In addition, interview, negotiate and finalize the selection of professional services to select the best architects, owner’s representatives, construction managers, consultants, and contractors as necessary.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Prepare and review bid packages, construction schedules, design documents, change orders, punch-lists, registration documents, requisitions, and closeouts.
  • Deliver projects on time and within budget.
  • Notify building and keep people informed about what is happening and what is planned.
  • Work with the various city agencies, including but not limited to, the Department of Cultural Affairs, Department of Design and Construction, Economic Development Corporation, Office of Management and Budget, Mayor’s Office of Capital Projects, Downtown Brooklyn Partnership, Landmarks Commission, Arts Commission, Department of Parks and Recreation, etc.
  • Oversee construction and ensure that contractors are behaving properly and safely when working on site.
  • Ensure that projects abide by Local Law 20, Local Law 86 and any other legislation governing construction.
  • Obtain proper work orders and sign offs from various city agencies, such as Department of Buildings, Metropolitan Transit Authority, Con Edison, etc.


QUALIFICATIONS

  • Bachelor’s degree and/or minimum 7 years’ experience in construction project development and management.
  • Experience with NYC funded projects. Knowledge of essential New York City government procedures and agencies (DCA, DDC, EDC preferably).
  • Experience project managing complex projects.
  • Experience developing and managing budgets Ability to communicate well verbally and in writing.
  • Ability to multi-task and handle multiple projects at the same time.
  • Ability to think “outside-the-box” when solving problems that affect the organization.
  • Highly detail-oriented

 

 

Working conditions: Administrative Work requiring mobility (Category 2):

  • The employee is required to sit most of the time yet must move about on foot to accomplish some tasks, including frequently moving from one location to another.
  • Environment: The employee is subject to both environmental conditions: Activities occur inside and outside.
